As part of a portfolio-wide effort to reduce operating costs, Pebblebrook Hotel Trust engaged our team to identify efficiency opportunities for this upper-upscale, full-service hotel located in downtown Minneapolis near the Convention Center.
The hotel's age and history have made it the most complicated building in which SOL VISTA has executed major equipment retrofits. As the building's function shifted and additional floors were added over the decades, the mechanical systems became increasingly complex and disjointed. The central plant was reconfigured multiple times in recent history, leaving remnants of former systems at every turn.
Despite a constant stream of new challenges, the project team was able to identify considerable opportunity through an energy and operational assessment and execute seven figures' worth of upgrades, including:
- smaller projects, such as, installation of networked guestroom thermostats and water fixture retrofits;
- larger projects, such as, a district steam-to-gas conversion, district chilled water-to-onsite chiller installation, and installation of a building automation system;
- HVAC retrocommissioning;
- incentive identification and administration; and
- ongoing building performance management.
